How to buy the right property for you in Nottingham - Property Buying Agent
The market for purchasing property in the UK is very hot and demand is far outstripping supply as I type, in June 2021.
There is a fiscal incentive for people to exchange and complete purchases before the end of June which is having the effect of making solicitors, who carry out the conveyancing checks and legal paperwork (a legal requirement), as well as the building surveyors, who carry out the buildings checks (not a legal requirement but sensible if there is any doubt at all, and necessary to et an offer of a mortgage from a bank), very busy indeed. The other profession who are super busy is the removals companies and the "man with a van" types.
The knock on effect of all of this is that things are very very slow & expensive unless you are willing to buy a property without a mortgage & "sight unseen" (where you sign paperwork to say that you have not seen it and you accept it in whatever state you find it in on completion) as this means that you do not need the buildings surveyor.
Another unintended consequence of the stamp duty holiday is that all this house purchasing fever has meant that builders are super busy, and the waiting list for building works has got longer, along with that, Brexit has meant that the price of raw materials has gone up so building costs are much higher again.
In all, you'd be best buying a property which does not need immediate building work.
The conveyancing process is now so long and strenuous that many people have tried to sell and move into rented accommodation so that they would be cash buyers, therefore in a much stronger position to buy when the house of their dreams comes up. This has the effect of making the rental market very hot & difficult as well and rents are rising.
None of this is great news, and it means that you would be well advised to get help from a local property agent buyer. You tell them exactly what you are looking for and they get to finding it for you using their established relationships with local people, as well as estate agents in the area.
I am more than happy to help with this service at the moment, just send me an email if you would like to discuss it
